Indices of the value of construction put in place, Slovenia, December 2009 - PROVISIONAL DATA

In comparison with December 2008, the value of construction put in place in December 2009 decreased by more than 18%.

The value of construction put in place(1) in December 2009 decreased by more than 8% over November 2009

In comparison with November 2009, the value of construction put in place in December 2009 decreased by 8.1%. As regards buildings it decreased by 13.2% and as regards civil engineering by 6.7%.

The value of construction put in place(2) in December 2009 decreased by more than 18% over December 2008

In comparison with December 2008, the value of construction put in place in December 2009 decreased by 18.8%. As regards buildings it decreased by 26.9% and as regards civil engineering by 11.9%.


The value of construction put in place(1) in December 2009 almost the same as the 2005 average value

The value of construction put in place in December 2009 decreased by 0.1% over the 2005 average value. As regards buildings it was down by 12.2% while as regards civil engineering it was up by 6.5%.

House price index, Slovenia, 1st quarter 2011 – final data

Higher prices of newly built dwellings


Compared to the previous quarter, in the first quarter of 2011 the prices of existing flats and family houses in Slovenia went up by 5.9%. The high increase was mostly the result of higher prices of newly built flats (by 6.2%). Only slightly lower was the rise in the prices of newly built family houses (by 5.0%); however, due to a very low number of transactions (only 39) this does not have a large impact on the total increase in the prices of newly built dwellings. Quarterly price indices of newly built family houses are presented in this First Release for the first time. As expected, these indices have higher volatility compared to other housing price indices. This volatility is due to a great heterogeneity of new family houses and a very low number of transactions.


The noticeable increase in the prices of newly built flats is unexpected due to large stocks of unsold flats. At least partly this is caused by the lack of transactions by cheaper suppliers which are in the process of bankruptcy. The total number of transactions of newly built flats was 30% lower, which can mean that mostly wealthier buyers of more expensive flats remained active in the market. Half of all flats were sold in the Osrednjeslovenska statistical region, 17% in Podravska and 11% in Gorenjska.

At the annual level, newly built dwellings were 8.1% more expensive; the prices of newly built flats increased by 8.7% and of newly built family houses by 6.4%.

The prices of existing dwellings also higher


Compared to the previous quarter, in the first quarter of 2011 the prices of existing dwellings in Slovenia went up by 3.7%. The highest rise was recorded in the prices of existing family houses, by 6.0%, even though 35% fewer houses were sold than in the previous quarter. Compared to the previous quarter, in the first quarter of 2011 the prices of existing flats went up by 2.8%: the increase was notable outside Ljubljana (by 3.3%) and less so in Ljubljana (by 2.1%). The decline in the number of transactions of existing flats was much more distinct in Ljubljana (by almost 30%) than in the rest of Slovenia (by 15%).


At the annual level, the prices of existing dwellings increased by 0.8%, which is much less than the prices of newly built dwellings. Compared to the first quarter of 2010, the prices of existing flats in Ljubljana increased the most (by 4.1%), while the prices of existing family houses and the prices of existing flats outside Ljubljana remained almost the same.
